Home sales in the United States surged to their highest level in a year during February, defying expectations in a market grappling with rising mortgage rates.
The National Association of Realtors (NAR) reported a near 10% increase in existing home sales in February compared to January. This marks the second consecutive month of growth, signaling a potential rebound after a significant sales slump in the fall of 2023 coinciding with a sharp rise in mortgage rates.
“This is a welcome surprise,” said Lawrence Yun, NAR’s chief economist. “While rising interest rates continue to pose a challenge, it appears a segment of the buyer pool is adapting to the new market reality.”
Experts offer several reasons for the unexpected increase. One factor could be a shift in buyer demographics, with a growing number of cash buyers entering the market, less susceptible to interest rate fluctuations. Additionally, a potential decrease in overall housing inventory may be creating a sense of urgency among some buyers, prompting them to act before prices potentially rise further.
However, analysts caution that the long-term impact of rising mortgage rates remains to be seen. While February’s numbers are encouraging, they may not represent a sustained trend. Affordability concerns are likely to persist, potentially leading to a slowdown in sales activity later in the year.
“The housing market is in flux,” said Yun. “While we’re seeing positive signs in the short term, the full impact of higher interest rates and economic factors is yet to be determined.”
